Just what do Realtors do?

The first answer people give is ‘sell houses’ – and if that were the case, there really would be no inventory for long periods of time .
Most of the time is spent on the phone.
and then on a computer and then looking at properties that they might list, would like to list, or list. (after meeting with the sellers – advising them about what do to prepare the house for sale, to finding similar properties to theirs. ( this is so that their property is listed for sale at the best price to motivate buyers).
Then there are the preparations. We arrange for a photographer, to measure the property and take photos. ( nd pay for that)
accurately list the propertry on the mls system, or 2 – we have two MLS systems to expose properties on,
Arrange for signs, ads, brochures and print media.
In the meantime, a Realtor is following up on previous listing, e.g the activity and the feed back from agents: And checking up on the sales they have in the works – ( attorney review status, inspection status and closing needs)
Then there are the meetings that agents attend – some real estate related, some community involvement activities.
Following up on leads, in our office from the RE/MAX company services: others that buuyers contact, Zillow, Trulia and Realtor.com.
Many are ‘justlkooking’ leads – some require setting up the ‘ alert’ program where buyers get all the new listings in the category they have expressed an interest.
Most Realtors participate in local Real Estate board activities and classes. Some further their eduction by taking courses in special areas – Green, Seniors, Military, International , Staging, Luxury,Short sales etc.
Selling is the easy part.
